  1. What is Pritchard Farm Southlands Village?

    Pritchard Farm Southlands Village is an 83 unit bare land condominium project which offers an independent and carefree lifestyle with an absolute minimum of maintenance responsibility in a community designed for active adults .


  2. What are the advantages of bare land condominium title and how does condominium ownership work?

    A condominium is a legal form of shared ownership, where the owner holds title to the individual unit and home, and a shared interest in the common elements. A condominium title allows for the financial benefits of ownership while leaving the chores of property upkeep and maintenance to the professional property managers. Residents will purchase their condominium homes outright, and pay a monthly "condo fee" to fund all shared common area expenses.


  3. How much are the Common Element Fees and what benefits do they include?

    The Common Element Fees for each Unit in 2010 equal $179.91 per month. These fees cover the costs of maintaining the common element areas. Other benefits include: maintenance of all landscaping installed by the Corporation or Developer; maintenance of the plumbing and electrical systems of the common elements; and removal of snow from driveways, front walkways and front steps of Units.


  4. Who has access to the Common Elements?

    Each owner shall have the right to the use and enjoyment of the Common Elements in common with all other owners.
    These rights also extend to authorized occupants, guests and visitors of the Units.


  5. What is the difference between a Walkout home and a Lookout home?

    Walkout is a house style that allows for a walkout lower level. A Lookout is a house style that allows for windows of 24" or higher in the lower level.


  6. Can I alter the exterior appearance of my home?

    No owner shall alter the appearance of the exterior of their dwelling or their Unit without the written consent of the Board.

  7. Are pets allowed?

    Yes, the keeping of one orderly pet per Unit, not exceeding 15kg, is permitted.

  8. Are pools allowed?

    No above ground or in-ground swimming pool shall be allowed on any Unit.

  9. Are recreational vehicles allowed to be stored in the community?

    Unless authorized by the Board, no recreation vehicles, trailers, campers, boats, snowmobiles, etc will be allowed to be
    parked or stored anywhere but inside the garage of the dwelling.
